Each report type below is matched to the property and the purpose of the assignment — from standard single-family valuations to complex, rural and jumbo properties.

Uniform Residential Appraisal Report (URAR) — FNMA 1004

Reports value in a summary format using a URAR (FNMA 1004) form for a single-family residence. Used primarily for proposed construction, major remodel, or a complex property.

FHA Appraisal Report

Uses the URAR (FNMA 1004) form for a single-family residence, with 12 VC sheets specific to FHA guidelines.

Condominium Unit Appraisal Report — FNMA 1073

Reports value in a summary format (FNMA 1073) using a condo form for an individual unit — covering subject unit, complex, associations, CC&R and market data unique to condo ownership.

Small Residential Income Property Report — FNMA 1025

Reports value in a summary format using a SRIP (FNMA 1025) for a 2-4 family property, with income data including market rental and comparable income-producing properties.

Real Estate Owned Quantitative Analysis Report — FNMA 2055

Reports value in a limited format using a FNMA 2055 form, for typical, non-complex, existing single-family residences.

Limited Summary Report — FNMA 2065 / FHLMC 704

Reports value in a limited format, primarily for single-family properties that are not proposed construction, major remodels, or complex in nature.

Complex or Jumbo Property Report

For properties with added complexity that require a more experienced appraiser and additional fieldwork.

Property Inspection Report — FNMA 2075 / FHLMC 2070

Reports basic property information using a FNMA 2075 form, based on an exterior (drive-by) inspection with no value conclusion. Used with an AVM or Assessed Value; effective for 120 days.
